Studio Five Architects is serving as the Owner’s Representative for People Incorporated, a non-profit organization located in St Paul, MN.
The goal of the project is to renovate a 100 plus year old former mansion, located at 2120 Park Avenue S in Minneapolis, into a facility to provide treatment for people who suffer from both chemical dependency and mental illness. The entire complex is approximately 32,000 square feet and includes a Main House that will function as the treatment center, and a formally converted Carriage House that will occupy the center’s administrative offices and clinic which is attached to the Main House by a breezeway link.
The intent of the project is to provide durable, energy efficient housing and office space. The scope of work requires an overall face lift of the entire complex, a modified and upgraded HVAC system, accessibility upgrades including a retrofit installation of a hydrolic lift elevator, code compliant bathrooms as well as life safety upgrades including a new fire protection system.
The budget for the renovation project is approximately $2,000,000 and the treatment center and clinic opened for patient services in March 2011.
Studio Five Architects served as the Owner's Representative for this major expansion of Regions Hospital. The total project cost was $200 million.
The project includes new construction of approximately 380,000 sf for new operating room suites, Heart Cath Labs, and patient rooms. Now the new construction is complete, the plan is to remodel approximately 70,000 sf for new uses.
As the Owner's Representative Studio Five was responsible for the management and coordination of Ellerbe Becket as the architects and Kraus-Anderson Construction as the construction manager.
Studio Five Architects, Inc. served as the owner's representative for the State of Minnesota's new Department of Human Services (DHS) Office Building and Parking Ramp.
The office building is approximately 400,000 square feet and consolidates approximately 1,100 DHS employees and many DHS programs into a single location, with a conference center and data center.
The total project budget was approximately $110 million for the office building and ramp. The ramp provides parking for approximately 470 cars and a new fire station serving the downtown area.
Studio Five Architects, Inc. served as the Owner's Representative for the Normandale Community College Fine Arts Addition Phase I and II, located in Bloomington, MN.
Phase I of the project includes the redesign, construction and equipping of 13,450 GSF of the 30-year old Fine Arts Building. These changes have made this aging and inefficient building compliant with the current health, safety and ADA accessibility requirements. Phase II will consisted of the construction of a 12,550 GSF addition to the Health and Wellness building and renovation of 24,000 GSF. These additions included six new and reconfigured classrooms and new Elementary and Special Education departments.
The proposed additions were to meet or exceed all Minnesota sustainable building design guidelines for energy efficiency.
The total project cost was approximately $5.1 million.
Studio Five Architectsserved as the owner’s representative for the College of St. Catherine’s Student Center & Learning Commons project, located in St. Paul, Minnesota.
The project consisted of a 51,000 gsf renovation of the existing library, 75,000 gsf renovation of the existing St. Joseph Hall, and 91,000 gsf of new construction located between and connecting the two existing facilities. The project also constructed an enclosed link to the adjacent historically significant campus chapel. The total project cost was approximately $40 million.
As the owner’s representative,Studio Five Architects was responsible for the management and coordination of a complex design/build team, including Shepley Bulfinch Richardson and Abbott as design architects, McGough Construction and Hammel Green and Abrahamson as design/builders for the existing library and St. Joseph’s Hall, and Opus Northwest Construction and Opus Architects & Engineers as design/builders for the addition and the enclosed link to the chapel.
Independent of the designers and the two design/builders, Studio Five Architects was also responsible for the management and coordination of various specialty consultants; such as the code consultant, the technology consultant, the food service consultant, the bookstore consultant, and others.
The project was completed in 2004.
Studio Five Architects served as the owner's representative for the Anoka Technical College's major renovation project, located in Anoka, Minnesota.
The $13 million project consisted of re=roofing a majority of the 326,000 gsf facility, upgrading the mechanical systems, and providing new lighting, fire alarm systems, and temperature control systems. Approximately 33,000 gsf of underutilized outmoded space was demolished as part of the project.
The proposed additions will meet or exceed all Minnesota sustainable building design guidelines for energy efficiency.
Studio Five Architects originally completed a predesign study which identified project scope priorities and reconciled scope to the project budget. Studio Five continued after the predesign phase as the owner's representative, and assisted the college in the selectio of the design team, BKV Group, and led the college through the design process.
During the construction phase, Studio Five provided construction observation services and ocordinated construction issues between the architect and contracotr.
The project was substantially complete in early 2003.
